3 year old AC not cooling
Hello all,
i live on the east coast of Florida home was built in 2001 1890SQFt Trane AC was replaced 3 years ago. all summer the AC has been running non stop and won’t get below 80-83 during the day. AC company came out 2 weeks ago and installed 2 lbs of Freon. No change in temperature. Came back
1 week ago and found very tiny pine hole leak on coil inside garage. Said I was still full on Freon but unit isn’t cooling return temperature is 73. Vents are 58-62. The coil is under warranty. I will just be paying for labor and they can possibly reuse the Freon. But I don’t believe this will solve my issue. My electric bill has been $280-300. Should be around 150-180. Any help would be greatly appreciated.

Hi, you are getting approximately 10* drop across the coil, that might be a little low, let’s see what the HVAC pro’s say.

How can your return temperature be 73f when your house is 83 ?
Go around your house and feel every vent when the system is running. Is air blowing out of all of them about equally? Just checking to make sure you haven't had a duct come loose or get pinched closed. It also wouldn't hurt the check the return ducting.

The return is About 5 inches from the floor. Thermostat is eye level. It’s reading 73-75 at the return. 80’s at eye level and 85-87 In the corners up high. We have y’all ceiling.
Move checked all the vents they all range from 58-62. 10 total vents with a average temp of 60. AC filter gets changed ever other month. Coil looks clean, except for the oil/Freon leak.

What is "y'all" ceiling??? Do you mean a vaulted or cathedral ceiling?
Are your registers located in the floor? 12-15 degree difference between the floor and ceiling isn't good. It might be acceptable in the peak of a vaulted ceiling but with normal flat ceilings that seems excessive and uncomfortable. My head would be sweating while my feet are cold.

I don’t for see this fixing the issue. 2 weeks ago they added 2lbs of Freon. Did not notice any change in temperature or how much the system ran. They came back out a week later and found pin hole leak in coil. System was still fully charged.
If the system is fully charged but I have a pin hole leak everything should be working properly and cooling the house.
I could understand if I was low on Freon and the house was hot. But I’m full and house is 80-83 degrees
