water heater tank

If the water and electric are shut off can a water heater tank still start leaking?It's a second floor vacant condo in a very warm climate,southeast Florida,so there's no concern about about water freezing.

Yes, it can. If you relieve the pressure in the system after turning off the water by opening a faucet until no water comes out, it will lessen the chances. However, just the weight of the water in the tank exerts pressure on the walls of the tank, so if there is a weak spot it can still spring a leak. Only way to be positive is to drain the tank after turning off electric or gas to it.

Another option is to install a drain pan under the heater, piped to a drain. Then if it springs a leak the water will drain harmlessly away.
