Sealing / waterproofing stone exterior
Hi all,
Recently moved to a new home at 7,000 feet in Utah. Lots of snow.
Home was built in 2000 with a metal roof and stone exterior. After inspecting the exterior I'm starting to see things that worry me. For example, some of the stones are loose and the grout around the stones have slights (~1mm) cracks in them. While there is undoubtedly (confirmed) a waterproof layer underneath the grout/mortar and stones, I would ideally like to prevent water from reaching that layer. What would you recommend I seal the grout and cracks with?

You should go to or call a masonry supply place. They can tell you what products are recommended for what you hope to accomplish. Just remember that stone likes to breathe, and sealing it will prevent that from happening.

There are breathable sealers out there and that is the type you'd want to use. A good paint store or masonry supply place will know what sealer would be best.
Sealer won't fix loose stone or missing/cracked mortar - that should be addressed first.
