Height of vanity
I am not tall but always find vanity height low. What is a modern finished height nowadays. Not sure if I want kitchen height, but can we go up a little and not impact kid use and potential buyers.

Why not have kitchen height? Are you comfortable in your kitchen? Are you uncomfortable in low vanity bathrooms? I always recommend taller bathroom vanities when possible. I have even taken kitchen sink bases and reduced their depth, put a back on them and used them for bathroom vanities.
My first experience with this was when I built a log home back in the 80's. My cabinet builder suggested the taller vanities, and my question was like yours........what about my son? His response was spot on. Make a step stool. He will grow up, you won't grow down.

Ya, that is what I did when our grandson was little - built a couple of step stools [his house and mine] Even though I've lost a little over an inch in height I still detest bending over a sink, the older your back becomes the worse it gets.

I would recommend kitchen height also which is usually 34-1/2" plus the counter thickness.
There are some manufacturers that build the cabinets 34" high as standard.
The toe kick is usually 4-1/2" high, you could cut down the cabinet to reduce the height a little. I would feel comfortable taking 1-1/2" off the bottom.

I did the vanities in my bathroom 38". Not tall enough to look out of place but enough to cut down on bending over.
