What type of specialist can repair concrete modular steps

I recently moved into a 2002 townhouse that was built in PA and trucked out here to NY. It seems the steps were also factory built. There is a 6 foot by 4 foot rectangular section that has completely separated from the lower section of the steps.

I am hesitant to call a local concrete company because they typically deal with sidewalks and brick pointing and I fear they lack the structural expertise.

I realize I need help with this project, but I am not sure how to go about finding the right help to do this job right.

I'm thinking I should call a local architect or perhaps a local contractor that deals with factory homes. Of course, if you have any suggestions, please reply.

I'm not an expert on concrete nor do I know much about it. But from the looks of what you have I'd say is very much repairable and not that bad. I think an epoxy or elastomer could be forced into the separation area then a skim coat of concrete could be smoothed overt the whole think. Then perhaps a concrete sealer used over that. If you think there is a structural problem, you could put up a vertical steel bar attached to the sides to give it stability. Another choice would to buy another precast step and have it installed. I'm guessing about a $1000 to $1500 for step and installation. Maybe higher. I think the large concrete pad that is sits on is fine.

Love to hear what the experts have to say.

It doesn't appear that the sections have moved any so I'd just about bet that it's a cosmetic issue.
