I have a covered balcony with wood boards. The boards on the perimeter have some damage due to water.
I plan to cut them at the joist and replace them with new boards. I have a few questions:
1) What is the best way to remove the paint that is partially peeled off on the boards?
2) The paint is still holding well in the area that is further from the perimeter. Do I need to strip to bare wood before painting or just paint over them
3) The outermost board has the most damage. However, the post holding up the roof is resting on it. How can I repair it?

There is no need to remove sound paint - you can paint over it once it's clean.
Is the post sitting on top of the decking or does it extend down to the ground?
Thanks Marksr. The posts sit on top of the floor boards. The floor boards rest on top of the trusses. I am attaching a 3rd picture taken from under the balcony which is kind of suspended and not supported by posts. The 4th picture shows the joint at the bottom of the posts.
I'm looking for some suggestions for sealing behind a new ledger board. There was nothing behind the previous ledger board.
I was thinking blue skin with aluminum flashing over top with caulking at the top where it meets the stucco but I'm not sure if I can get blue skin to stick to the Buffalo board that is the backing of the stucco.
Any ideas or suggestions?

Hello,
We have a flagstone patio that is still in very good shape. In the middle of it, there is a jacuzzi that we rarely use. We want to remove it, but it sits on a concrete pad. I'd like to get ideas on how to deal w/ that concrete pad.
But first, if you could educate me on how a patio like this is typically built? It has a concrete border. My guess would be base rocks and level sand under it. The concrete pad and border would be resting directly on the dirt.
Can I take out the concrete pad, chisel out the flagstone around the pad perimeter, and rebuilt just that section?
If that is not viable, I was thinking of building a small deck on top to cover this eye sore. In this case I guess I can anchor the deck to the concrete but not on the flagstone.
