Bathroom addition

I have an older home where the entire second floor is an addition. The addition includes the master suite with large bathroom. On the main level is the second bath. I believe at one time, it may have been two bathrooms. This bathroom needs to be completely gutted. Would it prove more valuable to have a large, open bathroom on the main level, or two smaller bathrooms, one which comes off a bedroom?

I think the answer depends on the layout of rooms, Can you post a floor plan?

A lot depends on your personal preference and how long you plane on staying in the home. If you plan on never moving then consider your preference on the privacy and convenience of having two bathrooms. On the other hand the large and luxurious look and feel of a large bathroom is a great selling point.
