Sliding Glass Door Leak

Hello,
I bought a house and am battling a leaking sliding glass/patio door leak since I've moved in. The number one thing people have told me is to caulk the entire frame and inside the bottom of the door frame. My carpets been pulled up by the door for the entire time I've owned the home because it wasn't drying due to lots of rain. I caulked and thought it helped. I drilled weep holes. That seemed to help. I cleaned the tracks. That seemed to help a bit. Then finally when I went to put the carpet back I thought I'd better do a test run and pouring two cups of water right on the tracks. The water started disappearing but only a little out of the holes. I went and checked outside and the water wasn't going over the bricks that are directly below the door but the water was rather coming out of the bottom of the bricks! I'm at such a loss. Thought I was making a good purchase. House is six years old. The only other suggestion someone gave me was gutters, but I don't even know if that will help. Where is the water going? Under the foundation? I don't know just how serious it is but after my test run it also coming back inside and if the carpet were down it would be soaked. Any and all advice greatly appreciated!

 

There are hundreds of types of doors, and we can't see yours. So it would be really helpful if you could include some pictures that at least show the type of door... whether it is wood, aluminum, vinyl, etc.

The fact that water runs out under the door (inside and out) when you pour water into the tracks tells me you probably need a new door.

Okay thanks. I'm new and tried sending pics, however, it won't let me in the advanced mode. I will continue trying though. It is an aluminum frame and I've searched high and low for the manufacturer and can't find anything except Guardian, which I know is the company that tempers the glass but that's it.

Is the water running out under the door near the ends, or all across the middle? Or at a particular location or two?

 

Near the ends and the middle to be honest. First it drains outside from the bricks that are below the frame and then it starts coming inside from the frame. The right side end seems better than the left. We had to remove the wood strips that's underneath the carpet on both sides and in front of the door because it was rotten so this has been happening some time and no one must've done anything about it.

 

You say there are bricks under the door. Are they at a slope so that water can drain off, or are they flat?

 

They are flat. No slope at all.

 

The thing I thought that was odd when the water was draining from the tracks it was not all, in fact most of it, wasn't going out the weep holes. Most of it was coming under the bricks where the bricks meet the patio because the top of the bricks near the weep holes near the tracks were not wet whatsoever

 

Well that is part of the problem right there. A soldier row of bricks under a door need to be gapped away from the door and must be sloped to promote drainage.

Without seeing the door or knowing whether or not it has a nailing fin, it is hard to say where it is leaking. Regardless, if it leaks, it was likely installed incorrectly. Sill pans are meant to prevent doors from leaking into the home and rotting the floor.

Going and drilling holes in a door is not a good idea. If it already had holes, they were meant to be there. If you drilled new ones, they were not. And you definitely never drill holes straight down through the bottom of a door sill.

On occasion I have seen doors with 2 sets of weep holes. Hard to say if yours is like that or not.
