Covering soot stains from a grill outside

I have a rental house and the last tenants used the front covered deck to cookout on, a lot. The smoke stained the ceiling mostly. I wonder if I can get away with a light cleaning and priming and painting to cover it up. I won't have to worry about odors just looks since it's exterior.

I would spray a cleanser like Clorox Outdoor Bleach, Simple Green or Purple Power onto the area with a pump sprayer and let it sit for 10+ minutes. Then follow up with a pressure washer. Then after it dries maybe a oil based stain blocking primer then top coat with a latex of your choosing.

I agree, if it doesn't completely wash off you'll need an oil base primer to seal the stains before repainting with latex.
