Washing a roof with asphalt shingles
There are companies out there that will come out and wash your roof but I wonder if there is a product/system I can purchase or rent to do this job myself?

The North facing side is a dirty dark brownish color where as the opposing side is closer to the original tan. The roof is getting old and will at some point need replacing. There is also some what I guess is a greenish colored mold in some spots. Also on the porch roof and that is on the better side.
I want to sell the house and this will become a problem, I'm sure.

They probably pressure wash the roofs 

It's never a good idea to pressure wash a shingle roof as it will remove some of the granules and shorten the remaining life of the shingles. If I did anything I'd spray on a bleach/water solution maybe with some TSP mixed in and rinse it with a garden hose. It won't do as pretty of a job as the PWer will but isn't likely to damage the shingles.

An old roof is an old roof, not much you can do about it without making it age faster, as removing the granules would do.

It's not age alone but what I meant to imply was you were not going to be able to make it look new again.
