FlexSeal, LeakSeal etc

Has anyone used FlexSeal or equivalent liquid brushable waterproofing like Rust-Oleum Leakseal who can provide a review of how well it works and lasts? Thinking about using it on lighted rusted galvanized steel flashing.

IMO you'd be better off sanding it, applying a rust inhibitive primer and then painting.

Flex Seal works surprisingly well. But it is not a rust stopper or preventer. If you apply it over rusty metal the rust will likely continue underneath and the sealer may actually make the rusting worse since the metal will never be able to dry out.
