Roof repair suggestion

Hi All- I Need some suggestions on how to repair my roof. I have a asphalt roof similar to the one in the picture (not my actual house). Last year I noticed that there were many spots with leaks so I did some repair myself by applying "Through the Roof" from Sashco, that fixed many of the leaks. But yesterday with the heavy rain that we had in New York, I noticed some places started leaking again. Based on the amount of water on the ceiling floor, I estimated that there was maybe about 1-2 quart of water leaked over about 18 hours.

So my question is what temporary solution do I have that can temporary repair the roof for about 2-3 years? The roof is triangle shape with very low slope, because of the slope it is very difficult for me to pinpoint where the leak is. As such, I want a repair that can cover a big area (about 15'x10'). I dont want to use the Sashco again because it is very expensive ($60/G) and it is not really meant for large area. I did some research online and saw some potential options with using roof cement, silicone coating and aluminum coating. How well would applying a coat or two of those work?

 

Is this a torchdown application? It looks to me as if the overlap was too small. There could be capillary action moving water uphill in the seams. Mobile home roof coatings do good for that application, but I am not sure about this large an area.

 

It is asphalt rolled down roofing. (sorry, the picture I attached is not my actual house). I'm not home now to take actual pictures so I used a similar picture that I found online just to show what kind of roof I have.

 

I've used roller grade roof/foundation tar before as a temp fix, should work for a few years.

 

You could indeed use Silicone. It would be a permanent fix and will actually withstand even ponding water. I can say this from personal experience - we had a bunch of bees that decided to make their nest in a drain pipe and jammed it up completely. We ended up with hundreds of gallons sitting on the roof and didn't even know about it until I went up there to kill a wasp nest and found a big pond of water just sitting there - and not a drop got into the house. It was awesome! Not so great killing a wasp's nest, with a 40' drop a few feet away

We have several houses, with metal roofs and it's fantastic stuff. I never want to get up there again, and with silicone I don't have to. Yeah it's not cheap. Good roof coating isn't. But it'll last pretty much forever. It goes on easily with a roller, and will find and fill-in whatever tiny cracks and holes that aren't obvious. Always use a different color for the first coat - so it's very clear what you still need to hit for the 2nd coat.

Gaco makes one in black - it may not be a perfect match but could be close enough. If you don't wish to do the whole thing now and just need to hit some of it, that is your best bet for a real fix, IMO. Two coats will seal things up and it'll bond well to that surface. Make sure it's clean first (spray wash with TSP). And let it FULLY dry out before applying.

We're not sure where you live and how much sun you get on that roof. If you wish to save on your AC bill a white roof is best (two coats, bottom coat grey and top white). Our AC dropped like a rock after we did ours a few years back.
