Repairing flat roof blisters
Hello --- I have a residential flat roof that is blistering. It has a silver colored coating on it and gravel. My question is, will the patches and sealant packages sold at Home Depot/Lowes all be good to patch (cut away and apply square cut outs with glue) all work, or do I need to know more details about the material? More simply stated, are the patches a "one-size-fits-all" for blister patching? I can post pictures if necessary. Thanks in advance! Steve

I'm not a Roofer, only a Real Estate Broker . . . . but the only time I've seen flat roofs with blisters is when moisture was trapped under the original coating, and was continually subjected to heat turning it into steam, and then back again to liquid forever expanding.
If it's only a limited number of such bubbles, you can pierce then and try to get the bulk of the moisture out; but depending upon the age, there may not be any adhesion left in the tar to bond to the original surface, so the technique that has been suggested to you may be the only solution . . . . but it also sounds like you have to deal with each blister or bubble individually. And that sounds like it will be quite tedious and will require extreme patience.
