Patch leaking roof

Hi all,

I have a home with a flat roof top. I purchased it recently and apparently the PO had some repairs that were postponed.

.

The roof is leaking and I can't afford to put on something new for the moment and wanted to patch it.

I wanted something simple to roll on and would create a seal. The property is in Texas if that makes any difference.

Please let me know what you recommend. I'm looking at Henry's Elastomeric Roof Coating, but if there is somethig better, please let me know.

Can you pinpoint the leak [s]? I'd want to patch them first before I used any type of roll on coating.

I have not been up on the roof yet, and to be honest, I would not even know what to look for.

There are 2 of them. One is near the bathroom vent, and the other is in the living room.

Would there not be some product that would coat and seal? (totally ignorant here)

I'm a painter not a roofer but around flashing is an area that is prone to leak. I usually use some roofing tar over those types of leaks. If it's a gap that might open back up it's a good idea to embed a membrane in the tar. I have used a small piece tar paper for that.

I think a mesh is what you are supposed to embed in the patching material.

Roof replacement after 20 years - thoughts / advice?

[left]We have a 10’ x 16’ shed with gambrel roof (4 roof surfaces) that is 20 years old. Waters been getting in for a couple years and wetting th OSB Sheathing on the upper roof surface. not sure why I haven’t done it before but I finally got up there and one shingle seems to have lost all its granules and is curled up?! This is where the water is getting in. The rest of the roof being 20 years old is cracking. And a lot of moss being that the shed is in a shaded area. We are in New Jersey and it’s getting cold. I took an old credit card and scraped off a lot of the Moss . The shingles didn’t lose any granules with me doing that. Not sure if I helped or hurt anything doing that. Ttwo questions Is there a tarp or something I could put over the roof for the winter? Or will that make things worse by trapping moisture under the tarp And what to do about the roof? I could repair myself ? But I never did a roof before :-) hire somebody? But it’s a small job / no one’s interested? Or is it far-fetched to think about just replacing the whole shed? A quick look online for new shed that size might be something like 3000 - $4000 and I have to get rid of the old one which is overall in good condition but there’s some wood rot on the doors, & needs painting . Seems wasteful to trash a 20 year old shed for the roof. [/left]

We are looking at getting a new roof next year as this is when finances will be available. This is the original roof that was put on in 1992. We had it checked in 2016 and the estimate was 2-3 more years This past summer in Central MD, we have had record rain. Last week I went up in the attic and looked around and notices some wet spots and dark spots. I also went outside and took some pictures of the roof where the inside spots correspond to the roof. First pic shows the inside attic vent pipe. Pic 2-4 show the the outside matching area of the vent pipe. Not sure where the water is getting in Pic 5 is in the attic and shows a dark spot. Pics 6 and 7 show matching area outside. I think the attic spot is to the left of the pipe but I can’t see how water is gaining entrty. Last pic is a general pic of the roof. Can it survive our winter or should I get some of it repaired to get through until next spring/summer?
