Patio roof

Hello. I'm buying a house and in the inspection period, near Phoenix AZ. The house is a new custom build. Some of the work is done really well, but they definitely cut some corners too. This patio roof is less than 3 months old. I see three concerns. I don't think it slopes enough to get water off it effectively. There is buckling already in the roofing material. And the biggest concern I see is a corner where there is nowhere for water to drain if water gets in there. I know a little water will probably be alright, but we get heavy rains with high winds during monsoon season. I've attached photos. Please let me know what you think, especially about the sealed corner where the two roofs meet, and there is buckling there too, which could trap water back there. The final two pictures show an area that appears to be patched with some tar. It's not major, but it's strange. Thank you for any input.

The buckling is sorta common with rolled asphalt roofing. Being all one piece there isn't anywhere for expansion when it gets hot so it buckles. Those bumps probably get smaller or go away on cold winter days. Most rolled roofing is really cheap so don't be shocked if it needs replacing in 10 years.

As for that corner you can see where it's already collecting debris. Luckily most rainwater won't get in there so you only have to worry about rain driven water during the worst of the storms.
