Calculating Bedroom Remodeling Costs
When contemplating a bedroom remodeling project, homeowners often will want to know the basic costs for the project. However, there are several factors that come into play when determining the value and cost of remodeling an existing bedroom space.
Remodeling Amenities
Before beginning any remodeling project, sit down and decide what amenities are desired in the remodel. For example, a bedroom remodel may include new flooring, new lighting fixtures, new paint finishes, or other items. A homeowner may want to add a bathroom or expand the living space of the bedroom to include a new walk-in closet or a sitting area or even add a fireplace for a master bedroom suite. All of these desired changes will be a factor in the cost of the remodeling project.
Cost per Square Foot
Cost per square foot calculations are exactly what they sound like. Multiply the square footage that is being remodeled by the estimated price. Here is a simple example: $100 per square foot x 50-square-foot room would total an estimated $5,000 for the remodeling project. However, using this method is not always very informational because there are so many variables with almost any remodeling project.
The finishes and materials that a homeowner wants to use with their project will greatly influence the actual cost per square foot for remodeling a bedroom.
This is why it is important to begin thinking about precisely what changes are wanted with a remodeling project. Berber carpet for a large room is vastly more expensive than most pile carpeting, for instance.
The cost per square foot also varies according to regional and economic differences. In some areas, construction and labor costs are substantially more expensive than other areas.
Allocating Costs
A bedroom remodeling project has several different associated costs. These include preparation and design, construction, project management, miscellaneous, and hidden costs.
Preparation and Design
Preparation and design costs include any costs associated with an interior designer or architect, permit costs, demolition, and site preparation.
Construction
Construction costs are probably one of the largest costs that will be incurred on a bedroom remodeling project. These costs include framing, electrical, plumbing, finishes (wall, ceiling, floor), windows, doors, cabinets, fixtures, and associated labor costs.
Project Management
Project management is the process of supervising the entire remodeling project and making sure that all of the needed inspections happen on time and any adjustments or changes are coordinated. Project management costs include the costs associated with a contractor, subcontractors, and inspections. Some homeowners choose to manage their own project, but for large and extensive remodeling projects, using the services of a general contractor—at least to help coordinate and manage actual construction activities—may actually be more cost-effective.
Miscellaneous Costs
Miscellaneous costs are all the costs of construction and remodeling that do not easily fit into one category. These include unplanned costs that invariably occur, like damage, the need to replace broken materials (broken tiles, damaged fixtures, etc), cleanup, disposal fees, insurance, equipment rental or purchase, and many other related and unexpected costs.
Hidden Costs
Hidden costs are the costs that are associated with a remodeling project that are not directly related to the actual construction. These include the impact on property taxes with increased value to home, increased utility and insurance costs, costs that increase with changes or upgrades to materials, and financing costs.
Remodeling a bedroom can be an excellent way to upgrade or improve living space. Calculating the costs associated with this home improvement project are difficult to pin down without adequate planning and an idea of what local construction costs are in your area and the various changes desired for the project.
