Easy Home Upgrades to Make before Selling Your House
If you're looking to sell your home, you are probably thinking about how to get the most money possible in the sale. While big renovations like a kitchen remodel will certainly raise the price of your home, there are actually a few easy upgrades you can make that will increase the value of your home without taking too much time, effort, or money.
Paint
Old paint can make a home look dingy. A fresh coat of paint, meanwhile, can make your home look fresh and new.
When painting a home to sell, stick with neutral colors. These make your rooms look bigger and will appeal to the greatest number of buyers. So while you may love the idea of an emerald green dining room, stick to white or beige when panting your home to sell.
Landscaping
The front of your house is the first thing prospective buyers see before even setting foot inside of your home. So the curb appeal has to be on point. While you may not want to embark on an expensive landscaping project before selling your home, make sure your grass is healthy. You could also add some flowers for a pop of color.
Make sure to remove weeds and mow your lawn regularly when you are showing it. Remove grass clippings to keep a tidy look. If it is fall, you will also want to rake regularly. If it is winter, make sure you are shoveling the walkways and driveway, so buyers get an accurate picture of your home. Not doing so can also give buyers the impression that the home won't be safe or is simply too much work in the colder months.
A well-maintained yard will also subconsciously tell buyers that the rest of your home is well maintained as well and put them in a good headspace before stepping inside.
Lighting
An interesting lighting fixture can be a great conversation piece. Above the dining room table, you can hang a modern or traditional chandelier to make the room feel grand.
Make sure all your lightbulbs are nice and bright. Dull bulbs will give buyers the impression that your home is dark and not welcoming enough.
Handles
One way to make your kitchen look brand new without having to spend the money to create a brand new kitchen is to add new handles to the cabinets. Having modern handles will create the illusion of an updated, modern kitchen.
Handles don't cost very much and are generally a repair even a homeowner without much DIY experience can install on their own.
Paint Cabinets
Similarly, painting cabinets in a room like a kitchen or a bathroom can make the space look fresh. Bathrooms and kitchens are two rooms that buyers are the most concerned with, so do everything you can to make them look great.
Improve Floors
New flooring may not be in your budget, but that doesn't mean there's nothing you can do to make your floors look their best. In the case of hardwoods, you could stain them to make the flooring look brand new.
For tile floors, consider having a professional come and do a deep, steam clean. This will get all the gunk out of the grout and will make the tile look great.
For carpet, you should get it steam cleaned if you are unable to replace it. This can improve the color of your carpet and make it look like it hasn't gotten years of use.
New Vanity
An outdated bathroom negatively affects the value of your home. Consider changing out your vanity. While this may be an expensive project for a large bathroom, it is more affordable to do in small and mid-sized bathrooms. Bathroom remodels are known for seeing a great return on investment.
Add Storage
Storage is a huge concern for many buyers and something you should consider adding to your home. It's amazing what adding a few shelves to display nicknacks or a more complicated storage unit in a garage can do for your home.
